What a cottage rental this size costs, and how we quote it.

There is no rate card on this page yet, and rather than leave you guessing, here is exactly how a quote is put together and what moves the number.

What is in a quote

Four lines, and no surprises.

The nightly or weekly rate
By season and length of stay. Not published yet — this is the line that is being finalised, and it is the only reason there is no rate card here. (detail to be confirmed)
Cleaning
A single fee per stay rather than per night, as is normal for a house this size. The amount is being set. (detail to be confirmed)
Taxes
HST applies. Whether a municipal accommodation tax also applies in Meaford is being confirmed with the municipality rather than assumed. (detail to be confirmed)
Damage deposit
Held rather than charged, and returned after the stay. The amount and the method are being finalised with the booking provider. (detail to be confirmed)
What is not extra
Linen and towels, firewood is not relevant because the fires are gas, and the hot tub is not a supplement. Wi-Fi is included, though we are not quoting a speed until it has been measured.

What moves the number

In order of how much it matters.

  1. The dates, by a distance

    Christmas, New Year, March Break and the summer long weekends are the expensive end of the year everywhere in this region, and they also go earliest. The shoulder seasons — late April into June, and November — are the other end of the same scale. If your dates are flexible, this is the lever worth pulling before any other.

  2. How long you stay

    A week costs less per night than a long weekend, and a month costs less again — the changeover is the same amount of work whether you stay two nights or twenty. For a season, that gap gets wide enough to be the whole conversation.

  3. Midweek against weekend

    Midweek is usually both easier to get and better value, and it is the obvious answer for a company retreat, which does not need to happen on a Saturday anyway.

  4. The size of the group

    This moves a quote less than people expect. A whole-house rate is a whole-house rate; group size affects linen and cleaning rather than the base number. It is also the one input we cannot finalise until occupancy is confirmed against what the municipality permits.

  5. How far ahead you ask

    Not because prices rise, but because the dates people want disappear. For a holiday week or a long weekend, asking six months out is normal here and three weeks out is optimistic.

Why there is no rate card

Because there is not one yet.

This house has not been let before. Rates are being set properly — against the season, against what comparable properties in Southern Georgian Bay actually achieve, and against what it costs to run a building of this size — rather than picked to look competitive on a listing page.

We could put a number here today and change it in a month. That would be worse than this page. Everything on this site marked as being confirmed is being confirmed, and the rate card goes up the moment it exists.

So the answer to “how much” is: send the dates. You get a real figure from a person, with the cleaning, the taxes and the deposit set out. Asking commits you to nothing.

Questions about cost

How much does it cost to rent a large cottage in Ontario?
For a large, high-end house that sleeps a group, the Ontario market generally runs from several hundred dollars a night in the shoulder seasons to well over a thousand at Christmas, March Break and the summer long weekends. Cleaning, taxes and a damage deposit sit on top. The single biggest driver is the date, not the house.
Why are your rates not published?
Because they are not finalised, and publishing a number we then have to change is worse than publishing none. This is a house that has not been let before. Send us your dates and we will quote properly rather than approximately.
What makes a quote go up or down?
In order: the dates, the length of the stay, and the size of the group. A holiday week costs more than a February midweek by a wide margin, a full week or a month carries a lower nightly rate than two nights, and larger groups affect cleaning and linen rather than the base rate.
Is it cheaper to book direct than through Airbnb?
Booking direct removes the platform service fee a guest pays on top of the nightly rate, which is typically in the low double digits as a percentage. We are not making a guarantee about that here because our direct booking is not live yet — what we can say is that an enquiry gets you a person and a real answer rather than a listing algorithm.
Do you take corporate bookings and invoice them?
Yes, and company bookings are quoted the same way as any other — by dates and length of stay. Invoicing, deposit terms and payment schedules for company bookings are being finalised, so tell us what your finance team needs and we will tell you whether we can meet it.
